  • You warrant that all property information, images, and descriptions you provide are truthful, legally compliant, and do not infringe on third-party rights.

  • Providing false or misleading information may result in account suspension or legal action.

 

3. Permitted and Prohibited Uses

3.1 Permitted Uses

  • Browsing and searching for property listings.

  • Creating an account and managing your profile.

  • Listing properties for sale, rent, or lease.

  • Communicating with other users, agents, or developers through our platform.

  • Purchasing advertising packages and promotional services.

3.2 Prohibited Uses
You agree not to use PropertySL.com for any unlawful, fraudulent, or unethical purposes, including but not limited to:

  • Posting false, misleading, or defamatory property information or images.

  • Engaging in fraudulent transactions, scams, or misrepresentation of property details.

  • Violating any applicable laws, regulations, or licensing requirements related to real estate in Sri Lanka.

  • Harassing, threatening, abusing, or discriminating against other users.

  • Attempting to access unauthorized areas of the platform or exploiting security vulnerabilities.

  • Reverse engineering, scraping, or automated extraction of data from our website.

  • Uploading malware, viruses, or harmful code.

  • Spam, phishing, or unsolicited marketing communications.

  • Infringement of intellectual property rights or third-party content.

  • Any activity that disrupts or degrades the functionality of PropertySL.com.

Violation of these terms may result in immediate account suspension, removal of listings, and legal action as permitted by law.

 

4. Property Listings and Advertising

4.1 Listing Eligibility

  • You warrant that you are the legal owner, authorized agent, or representative of the property being listed.

  • You hold all necessary licenses, permits, and approvals required to list and facilitate the sale or rental of the property.

  • You are responsible for ensuring your listings comply with all applicable laws, regulations, and zoning ordinances in Sri Lanka.

4.2 Listing Content

  • All property descriptions, images, videos, and specifications must be accurate and truthful.

  • You may not use images or content that you do not have the legal right to use.

  • PropertySL.com reserves the right to remove or edit listings that contain false, misleading, or inappropriate content.

  • You are solely responsible for the accuracy and completeness of your listing information.

4.3 Paid Listings and Advertising

  • Paid listing packages, featured placements, and advertising services are non-refundable once activated and published.

  • PropertySL.com reserves the right to remove or suspend listings or advertisements that violate these terms or applicable laws.

  • Promotional pricing and discounts are valid for limited periods and subject to the specific terms and conditions of each promotion.

4.4 Intellectual Property in Listings

  • You retain ownership of the content you upload, but you grant PropertySL.com a non-exclusive, royalty-free license to display, reproduce, and distribute your listing content on our platform and through our marketing channels.

 

5. Property Information and Pricing

5.1 Accuracy Disclaimer

  • While we strive to provide accurate property information, images, and pricing details, we do not guarantee the absolute accuracy or completeness of such information.

  • PropertySL.com is not liable for errors, omissions, or inaccuracies in property listings or pricing.

  • Third-party data sources and user-generated content may contain errors. We recommend independent verification of critical property details.

5.2 Price Changes

  • Property prices, rental rates, and listing terms are subject to change at any time without notice.

  • Any promotions, discounts, or special offers are valid for limited periods and may be subject to additional conditions.

  • We reserve the right to modify listing visibility, featured placement, and other service terms at our discretion.

5.3 Market Information

  • Market trends, valuations, and comparative analysis provided on PropertySL.com are for informational purposes only and should not be considered professional financial or legal advice.

  • Consult with licensed professionals (valuers, lawyers, financial advisors) before making property investment decisions.

 

6. Orders, Payments, and Billing

6.1 Purchase Process

  • By placing an order for paid services (listings, advertising packages, premium subscriptions), you are making a binding offer to purchase.

  • Your order is subject to acceptance by PropertySL.com. We reserve the right to refuse or cancel any order for any reason, including:

    • Product or service unavailability

    • Errors in pricing or product description

    • Suspected fraudulent activity or violation of these terms

    • Non-compliance with applicable laws

6.2 Payment Information

  • Generally, paid listing and advertising services are non-refundable once activated and published on the platform.

8.2 Service Cancellation

  • Cancellation stops future billing but does not entitle you to refunds for the current billing period or previously paid services.

9. Intellectual Property Rights
